Access Information
Introduction
Tippins Farm is a C18th house which has been renovated, improved and added to over the years. Because of its age, there are some period features which may make access difficult for people with limited mobility. Guest bedrooms are all on the first floor, making it necessary to use stairs.
Pre-arrival
• Tippins Farm is reached from the main road by a tarmac drive which continues to the ample parking area that adjoins the property.
• There is no bus service available and the nearest train station is Worcester.
• We regret that we are unable to accommodate dogs or cats.

Arrival and Car Parking Facilities
• There is ample parking, approximately 15 yards from the entrance, for all guests including those with outsize vehicles.
• We offer assistance with your luggage.
• Please advise us of your arrival time so that we are here to welcome you.
• We ask that your arrival time is not before 3.30pm, however an earlier time may be possible by arrangement.
Main Entrance and Reception
• There is a small step of 7 inches high into the house from the front door into the lobby.
• The front door is usually open - please ring the doorbell on the left.
Public Areas - General (Internal)
• The ground floor is level throughout.
• The dining room is opposite the entrance and has French windows opening out onto a covered deck with outdoor seating.
Public Areas - WC
• There is a cloakroom on the ground floor, inside the entrance lobby.
Restaurant / Dining Room, Bar and Lounges, Take-Away Cafe
• The dining room is opposite the entrance and has French windows opening out onto a covered deck with outdoor seating. It has views of the garden.
• There is a conservatory to the left of the entrance. This is available as a lounge area and enjoys long-ranging views of the surrounding countryside.
Laundry
• A laundry service is available on request.
Bedrooms
• Both bedrooms are reached by a staircase with 12 steps (31 inches wide and 7 inches high) and a handrail on the right hand side. At the top of the stairs there is a landing on the left which leads to the bedrooms.
• Bedroom 1 - Twin - is ahead with no steps to negotiate, however, the floor slopes upwards slightly! There are 2 three foot single beds which can be accessed from one side only. It is lit by a main ceiling light with a switch near the door and a bedside lamp, accessible from either bed.
• Bedroom 2 - Double - is to the left and has some low ceiling areas. Care is needed if you are over 6ft tall! There is a 4 ft 6" double bed with access from both sides. There is a main ceiling light with a switch by the door and there are bedside lamps on each side of the bed.
• The television has remote control and teletext.
• Each bedroom has a welcome folder together with a welcome tray and cordless kettle for making hot drinks. Hair dryers and hot water bottles are available.
• Heating is via thermostatically controlled radiators, adjustable in all rooms.
• Bedrooms are lockable with a key and guests can be provided with a main entrance key.
Bathroom, Shower-room and WC (Ensuite or shared)
• Each bedroom has a private bathroom / shower room accessed from the landing area.
• There is a small step up into the bathroom. The floor is carpeted and bathmats provided. The bath has hand rails, a moulded non-slip area and hand shower over. There is a wash hand basin, WC, plus adjustable radiator.
• Shower room accessed from the landing via a small step up. The floor is carpeted and there is a small step up into the shower cubicle which has a moulded non-slip floor.
Grounds and Gardens
• Guests are very welcome to enjoy our extensive garden at all times. We have a large grassed area with flower and shrub beds, an orchard and a kitchen garden.
• Access to the flower garden is via the dining room, onto the decked area and then up 6 shallow stone steps onto the lawn. The garden can be reached from the main entrance by walking around the house on the paved area to the steps.
• There is a summer house with seating approximately 30 yards from the house. There are wooden bench seats throughout the garden, so that views of the surrounding countryside can be enjoyed. The garden is undulating and has sloping lawns between areas and a path of chippings under the rose arbour.
• We have a water feature close to the house which can be enjoyed from the conservatory, for those unable to negotiate the terrain of the garden.
• Our property sits in 25 acres of farmland which is kept as grazing. For much of the year we have sheep in the fields. the field terrain is undulating and contains a wildlife pond as well as access to a stream - quite unsuitable for unaccompanied children or guests with mobility problems.
